What we collect and why

Website forms: your name, email, phone number, message, the details you enter, the property concerned, your language, the page you came from and the advertising campaign that brought you there, if any. We use them to answer your request and follow it up (GDPR Art. 6(1)(b), steps prior to a contract, or Art. 6(1)(f), our legitimate interest in answering you). We need a way to contact you in order to reply.

Facebook Messenger, Instagram and Facebook or Instagram lead ads: your profile name or username, your account identifier on the platform, your messages and the answers you give in the form. They are saved in our request tracking tool so that we can reply to you (same legal bases). Meta is an independent controller for the use of its own platforms: see its privacy policy.

Property alerts and saved searches: your search criteria and contact details, to contact you about matching listings (Art. 6(1)(a), the consent you give by sending the form, which you can withdraw at any time without affecting earlier processing).

Owners and tenants under management: the data needed to perform the management mandate and the lease (Art. 6(1)(b)) and to meet our accounting and tax obligations (Art. 6(1)(c)).

Google reviews: the site displays reviews published on our Google profile, with the name shown by their author (Art. 6(1)(f), our legitimate interest in showing client feedback). Write to us to have yours removed from this site.

Security: our host processes technical data such as IP addresses to deliver the site and protect it from attacks (Art. 6(1)(f)).

We make no decisions about you by automated means alone.

How long we keep it

Requests and messages that do not lead to a contract: 3 years after the last contact. Property alerts: until you withdraw your consent, and at most 3 years after the last contact. Contract data: 5 years after the end of the contract (general limitation period under Hungarian law). Accounting documents: 8 years, as required by Hungarian law.

Who receives it

The Story’s team members who handle your file, and our related company Story’s Immobilier SAS (France), which holds the management bank account, for owners and tenants under management.

Our providers, acting on our instructions: Cloudflare (site host), Microsoft 365 (email) and Cognito Forms (tenant help desk). Maps on the site use OpenFreeMap tiles, which receive your IP address when a map is displayed. If you contact us by Messenger, Instagram or WhatsApp, Meta also processes your messages.

Where the file requires it: accountants, lawyers, banks, insurers and public authorities, including the tax authority. We never sell your data.

Transfers outside the European Union

Cloudflare, Microsoft, Meta and Cognito Forms are based in, or use service providers in, the United States. These transfers rely on the European Commission’s adequacy decision for companies certified under the EU-U.S. Data Privacy Framework or, otherwise, on the Commission’s standard contractual clauses. You can ask us for details.

Cookies and browser storage

The public site uses no advertising or tracking cookies. To count visits, we use Cloudflare Web Analytics, which sets no cookie, does not identify you and only gives us aggregate figures (pages viewed, country, type of device). Your favourites are stored only in your own browser and are not sent to us; you can delete them by clearing your browser data. Our host may set a technical security cookie, and a technical cookie is used when a member of our team logs in to the administration area. The tenant help desk form is provided by Cognito Forms, which may set its own technical cookies on that page.

Your rights

You can ask to access, correct or delete your data, restrict or object to its use, or receive it in a portable format, by writing to contact@storys-budapest.com. You can object at any time to processing based on our legitimate interest and withdraw your consent at any time. We reply within one month.

You may also lodge a complaint with the Hungarian data protection authority (NAIH), Falk Miksa utca 9–11, 1055 Budapest, postal address: 1363 Budapest, Pf. 9, +36 1 391 1400, www.naih.hu, or with the authority of your country of residence, or bring the matter before the courts.
